The Westgate at Chadbourne HOA Board of Directors is seeking feedback from the homeowners. They will be going around the neighborhood over the next few days with the below form, as well as some petitions to add stop signs at key intersections along Chadbourne Trail (at Highland Pass and Spring Field Court) to help reduce the speeding within the neighborhood. Westgate at Chadbourne
Dear Fellow Residents,
The Board would like to take this opportunity to welcome Homeowner Management Services (HMS) to our neighborhood. They will be under contract to provide our management services for the next year, starting August 1, 2011.
You may be wondering why the switch. Since being elected to the Board at April’s Annual Meeting, we have been notifying all vendors currently under contract to re-bid their services in an effort to evaluate their competitiveness in the marketplace. We believe that this is our fiduciary responsibility to our neighborhood. In the process of this evaluation, we have found that Abacus (Old Management Company) was over-charging for the services they provided. In interviewing prospective new management companies, we found that other companies were offering more value-added services. For instance you will now have online access to your account allowing you to make payments, see statements, and current news and topics for our neighborhood. The savings? OVER $300 per month = $3600 a year! That is equivalent to having 7 homes extra worth of dues.
We have also been alerted to the rumor passing through the neighborhood that we were not able to exit our old contract with Abacus. We are happy to report that we have, in writing, Mathew Levy’s (President of Abacus) agreement that we have followed the clause in his contract that required 30 day written notice to terminate. So there will be no further financial obligation to Abacus after July 31, 2011. If anyone would like to see this copy of the letter, we are more than happy to make it available.
HMS is an extremely capable company that is located very close to our neighborhood. As part of the bid process, your Board met with our account representative and toured their facility. We found HMS to be more personable and attentive to our neighborhood’s needs. They are located on Old Alpharetta just off McFarland. Our account rep is Ron Jockers. We plan to have a “meet and greet” with HMS and our neighborhood in late August at the pool so that you will be able to have your questions and any concerns addressed in person.
The Board sincerely apologizes for the delay in getting this letter to you before the introduction letter from HMS. There were various circumstances of the transition that were just recently resolved, and the Board did not want to make a premature announcement. We will strive to avoid this type of communication issue in the future.

The Architectural Review Committee (ARC) is in need of 3 volunteers. The position would help the Board in maintaining our community to the high standards going forward that we have all enjoyed in the past. This very important committee helps all of us in keeping our property values high and helping aid those trying to sell their homes.
